Minnesota Certificate of Rent Paid
The state of Minnesota requires that a Certificate of Rent Paid (CRP) be provided to all Minnesota renters whose managing agent paid property taxes during the current year. Yardi’s CRP feature-set automates the process and ensures that the state’s reporting requirements are met.
The CRP program calculates the percentage of rent paid by each individual (or couple) who rented during occupancy. It allows the managing agent to print the CRP form at time of move out or at year-end. The program has the flexibility to include multiple charges in the calculation; for example, rent, garage/parking fees, and other special assessments charged under the lease terms. The program allows the managing agent to enter the proper year, parcel number of the property, county and the correct calculating percentage taken from the current landlord instruction sheet.
New York City Feature-Set
New York City has unique calculation and billing requirements for both the residential and commercial management industries. Yardi’s NYC feature-set provides all the tools necessary to track, calculate and bill these special charges - keeping the management company in full compliance with New York City’s regulations.
On the residential side, the city has programs in place to limit the percentage by which a landlord can increase the rent on certain units and requires landlords to send monthly rent bills to each tenant. In a single entry, enter the new increase rate for the year and our software automatically calculates each tenant’s new rent amount. Self-Mailer rent statements provided with this feature-set expedites monthly rent statements with a single process generating copies for company records and the tenant invoice copy which does not require an envelope to be mailed!
If you have commercial tenants, the city has a unique Common Area Maintenance charge (commonly referred to as Porters Wage Calculations even though there are no longer porters!) which is usually assessed on top of all other charges. This charge typically only applies to older leases. There are also calculations and charges relative to fuel and electricity used in commercial buildings. The Ontario Add-In is designed to provide special tracking and reporting required by the Province of Ontario for residential rental managers, in accordance with the Ontario Tenant Protection Act (TPA). Budgeting and Forecasting also includes additional capabilities to generate CPI and CAM projections for your budgets.
Budgeting and Forecasting is an optional add-on feature of the Yardi suite of property management software. Rather than having a separate database, Budgeting and Forecasting interfaces with, and shares the database of the primary program, Enterprise Property Management. This allows the client to use data from actual transactions to create and compare budget projections.
